Most Home Inspections for single family homes will range in cost from $475 to $570 depending on the size of the home. Predominately, most inspections are $495. The inspection includes a structural pest inspection and the use of my infrared camera. There is no sales tax on inspections.

To schedule the inspection, I will need your name, e mail address, phone number, property address, and your agents name. The agents name is put into the inspection agreement so that I have authorization to send them a copy of the report. You will still need to arrange for the agent to be there to provide access to the home.  As I track my jobs by e mail, I prefer to get this information by e mail;  kevin@hergert.com

The day before the inspection, I will send you an inspection agreement. You do not need to print it as I will bring it to the inspection. If you are not attending, please return it signed to me by e-mail. The document below is what will be sent. The relevant information would be added.. Payment is due at completion of the inspection. Cash, check, Zelle, or credit card. There is a $10 fee for credit cards. If you are not attending, please let me know how you will be paying for the inspection.

I typically will arrive 15 minutes or so before the set start time of the inspection. During this time I will get a general overview of the home. Once access if provided by the agent, I will do a “quick” run thru the home to see what I will be inspecting.

I do get a question quite often as to whether or not a client can follow me around while doing the inspection. That is fine as long as not in “unsafe” areas.  Questions about possible remodeling or other modifications are best asked up front so that I can help look for the answer while doing the inspection.

My typical process is to start going room to room, top to bottom, to look for issues. From there I will look at the heating, water heater, plumbing, and electrical. Next would be the attic, exterior, and then crawlspace. During this time, I may go back and forth depending on what I find.

Another common question is “when do I do the structural pest inspection ?”  I am doing it at all times while during the Home Inspection.

Home Inspections are not a pass/fail (for the Home Inspector). My inspection is to tell you the condition of the property. It is also not a “code compliance” inspection as codes constantly change. You can request the Seller to repair anything, however they only are required to do those items required by law, such as install carbon monoxide detectors.

At the end of the inspection, I will give a recap of any significant issues found. A PDF report will be sent to you and your agent by early the next morning. I can get the report out earlier if needed.

Follow up or re-inspections are typically not needed. There is a fee to do a re-inspection as noted on the last area of the Home inspection agreement
