- Condensation is dripping from the pipe into the emergency drip catch pan

- Inadequate working space in front of furnace. This area should be 3’ in depth. Furthermore, the metal beneath the furnace is unsupported at the outer side and is conducive to a service technician falling thru the ceiling

- Explain the operation of the mechanical air intake and heating system. What activates the system ? How is the temperature set ?

Water Heater

- Pipes above the water heater made loud noises at random during the inspection. Recommend further evaluation by a licensed plumbing contractor

- Adjust hot water temperature to 120 deg F

Site

- North side yard slopes towards the house. Is there a specific drainage system below grade ? Why doesn’t this area slope towards a V ditch at the property line ?

- Is the 4” pipe on the South side yard a drainage or side sewer clean out ? The pipe should be cut and capped to grade

Building Exterior

- Touch up exterior trim at entryway

- Wood plant shelf at the Kitchen should be sloped to prevent wood rot

- Exposed OSB sheathing at fireplace should be sealed (add trim)

- Cut building paper from below siding at rear steps

- Add roofing or flashing at upper surface of all fascia (barge) tails

- Downspout at South side of entry should be properly secured

- Gutters should be cleaned of debris

- Exterior rear light inoperative (burnt out light bulb ?)

- Paint gas pipes with rust proof paint

- Gas earthquake valve is significantly out of level

Crawlspace

- Provide documentation that the ends of most of the floor trusses were designed and built without a vertical connection between the top and bottom cords (no field modifications; cut off ends)

- The floor trusses are supported by the mudsill which is exposed to the weather in several areas (non-louvered crawlspace vents). What provision has been made to prevent wind driven rain from entering the vents, collecting on the mudsill, and then rotting the untreated floor trusses ?
